Liberty's Westerre IV Receives LEED Gold Core And Shell Certification

LIBERTY PROPERTY TRUST’S WESTERRE IV RECEIVES LEED® GOLD CORE AND SHELL CERTIFICATION

Award Marks the First Multi-Tenant Office Building in Richmond to Receive Certification

RICHMOND, VA – October 16, 2009 – Liberty Property Trust (NYSE: LRY), which owns and manages more than five million square feet of office and industrial space in the greater Richmond area, today announced that it has received LEED® (Leadership in Energy and Environmental Design) Gold Core and Shell (CS) certification by the U.S. Green Building Council (USGBC) for its Westerre IV building in Richmond.

“Liberty’s standard of development across the country aligns with the USGBC’s guidelines to create facilities which are healthy, environmentally responsible and economically efficient,” said Jay Kraft, vice president and city manager at Liberty. “We are thrilled that our Westerre IV project has received LEED Gold CS certification, a first of this kind in our region. Tenants of the Westerre IV building will enjoy the rewards of lower operating costs and increased employee productivity and retention.”

Westerre IV is the first privately owned multi-tenant Class A office building developed in Richmond, to receive the LEED Gold CS certification. The 78,120 square foot building’s environmentally friendly features include: tinted, energy-efficient glass, certified renewable woods, waterless urinals, low-flow shower heads and sensor faucets, water-efficient landscaping, high energy-efficient HVAC equipment with special filters and carbon dioxide monitors, a highly reflective white TPO roof membrane, and low emission paints, carpet and adhesives. The site also offers preferred parking for fuel efficient vehicles.

In addition, a central area is provided for the recycling of office waste, and Liberty also provides off-site recycling through TFC Recycling, one of the leading providers of Responsible Waste Solutions and recycling in the Mid Atlantic. The maintenance of the building is supported by a green cleaning program that includes environmentally-friendly cleaning solutions.

Westerre IV is located within the Westerre Office Park in Henrico County and is conveniently located near I-95, I-64, I-295 and Route 288, with numerous nearby amenities including lodging, dining, banking and shopping.

Achieving LEED Gold CS status for Westerre IV was a group effort: the architect was Freeman & Morgan; the engineer was Balzar & Associates, Inc.; the LEED consultant was Re:Vision Architects; the commissioning agent was Bala Construction Engineers, Inc.##; and the general contractor was Arco Design/Build.

Currently the building is 78% leased and tenants in the building include Northwest Mutual, VACO, Cannon Business Solutions and Hitachi Data Systems.
