Liberty Property Trust's Leed® Registered Building Receives “Office Building Of The Year” Award From The Tampa Bay Chapter Of NAIOP

TAMPA – February 6, 2009 - Liberty Property Trust (NYSE:LRY), the real estate investment trust that owns and manages nearly 2.8 million square feet of office and industrial properties in Tampa, announced that it has received the “Office Building of the Year” Award from the Tampa Bay Chapter of the National Association of Industrial and Office Properties (NAIOP) for its 4631 Woodland Corporate Boulevard building.

The award, presented to Liberty for its 4631 Woodland Corporate Boulevard building, recognizes Liberty’s overall excellence in development and leasing. This category is open to all office projects (either new construc­tion or renovated projects that were completed during 2008), and criteria in­clude total project value, occupancy rates, market vs. actual rates, and the complexity of project.

Liberty’s 4631 Woodland Corporate Boulevard is designed for LEED® Gold certification, affecting every aspect of the building’s operation, such as water conservation, indoor air quality and tenant exposure to natural light. It also addresses recycling of building materials-concrete, glass, gypsum from dry wall-during the construction process.

The 90,000 square foot tilt-up building features energy-efficient glazing, a minimum ten-foot ceiling height, an elegant lobby, state-of-the-art telecommunications and fiber optics, and six-per-1,000 parking. The building’s construction consists of recycled materials which include the concrete, steel, carpet, ceiling tiles and similar materials. In addition, the paint, glues and adhesives are all free of toxic materials.

The building has a designated recycling area, showers, bicycle racks, and preferred parking spaces for hybrid vehicles. The maintenance of the building is supported by a cleaning green program that includes environmentally-friendly cleaning agents. This building features state of the art HVAC systems with energy efficient mechanical equipment, motion sensors for lights and water faucets and waterless urinals.

Liberty’s 4631 Woodland Corporate Boulevard building marks the company’s completion of the Woodland Corporate Center. Liberty has developed and leased 19 buildings offering nearly one million square feet of space in the park since 1996. Other key tenants in the park include Aetna, Travelers, American Express Travel and GE Medical.
