Liberty Property Trust to Develop a Multi-Use Building for STIHL Southeast at Liberty Park at AIPO
154,400 square foot office, warehouse and distribution facility to open at the end of the year

Orlando, FL – March 8, 2017 - Liberty Property Trust today announced that it will break ground on a build to suit project for STIHL Southeast, Inc. at Liberty Park at AIPO in Orlando. 

The 154,400 square foot building will be located on Tradeport Drive. STIHL Southeast has signed a long-term lease for the multi-use facility, which will include approximately 20,000 square feet of office space and a 25,000 square foot climate controlled order assembly area. The balance will be utilized for warehouse and distribution.

STIHL Southeast is the exclusive distributor of STIHL outdoor power equipment for Florida, Georgia, Alabama and portions of the Caribbean. The company is currently a long-term tenant at 2304 West Taft Vineland Road, a 75,000 square foot building developed by Liberty. 

"Since moving to our current location in 2003, our independent servicing dealer network has grown exponentially, thus our need to secure a larger distribution center to accommodate the increase in STIHL's product offerings," said Randy Lail, President of STIHL Southeast. "Liberty has been a strong partner and understands our requirements, so it felt natural to work with them again." 

The facility will be located on 13 acres of land and will feature 32' clear heights, a 60-foot speed bay, more than 25 dock high and drive-in doors, and a distinctive building entry feature.

"Liberty Park at AIPO has a great deal to offer tenants, such as its central location and adjacency to the airport, but it's a ‘best in class' park primarily because corporate users such as STIHL Southeast recognize the value and make their home here," said Jody Johnston, vice president of leasing for Liberty Property Trust. 

The building is the seventh developed by Liberty in the park, offering a combined 1.7 million square feet of industrial space. Other Liberty tenants include Alpha Broder, Amcor, Rent-A-Center and Shaw Industries. The park offers easy access to Florida's Turnpike (SR 91), US 441 and State Road 528 (the Martin Andersen Beachline Expressway.)

"Liberty Park at AIPO locates us near trucking hubs, the FedEx hub and the airport – all very important to our business model," added Lail. "Our distribution approach is unique in this day and age; our dealers not only retail our product to the customer, they also provide the necessary service and support. Liberty Park at AIPO puts us in the center of our territory in a building that will continue to accommodate our growth."

The architect of record is C4 Architecture and the general contractor is Kelsey Construction, both of Orlando. 

Stephen Whitley of (Whitley Capital LLC) represented the tenant in the transaction.
