Liberty Receives LEED Gold Core And Shell Certification For 4631 Woodland Boulevard

LIBERTY PROPERTY TRUST RECEIVES LEED® GOLD CORE AND SHELL CERTIFICATION FOR ITS 4631 WOODLAND BOULEVARD BUILDING IN TAMPA

Project marks the first speculative office building in Tampa to receive LEED-CS Gold certification

TAMPA – June 5, 2009 - Liberty Property Trust (NYSE:LRY), the real estate investment trust that owns and manages nearly 2.8 million square feet of office and industrial properties in Tampa, today announced that its 4631 Woodland Boulevard building has earned LEED Gold-CS (Core and Shell) certification from the U.S. Green Building Council (USGBC). This project marks the first speculative office building in Tampa to receive LEED-CS Gold certification.

“Our team was very diligent from the onset of this project, initially with its design to meet LEED-CS certification and through the development process,” said Jody Johnston, vice president and city manager, Liberty Property Trust. “During construction we recycled 96% of all building materials, diverting waste to overcrowded landfills. Our team also paid very close attention to energy and resource conservation, indoor air quality and tenant exposure to natural light. We project an estimated 20% savings in energy costs by using high energy-efficient HVAC equipment and a 50% reduction in water usage using water reducing fixtures - these are significant savings.”

LEED is the USGBC’s leading measurement rating system for designing and constructing the world’s greenest, most energy efficient, and high performing buildings. LEED Gold CS certification of the 4631 Woodland Boulevard building was based on a number of green design and construction features that positively impact the project itself and the broader community. These features include: waterless urinals, low-flow shower heads and sensor faucets, high energy-efficient HVAC equipment with special filters and carbon dioxide monitors, a highly reflective TPO roof membrane, as well as low VOC (volatile organic compounds) emitting paints, carpet and adhesives.

Liberty has demonstrated a commitment to their tenants by offering a building with ample access to views, daylight, and optimal air quality. Liberty has also incorporated sustainable principles into their own office suite within the building and provided educational information to tenants regarding the importance of using low-VOC products and energy efficient systems designs to further contribute to the long-term health and performance of the building.”

Earlier this year Liberty’s 4631 Woodland Boulevard building received the “Office Building of the Year” award from the Tampa Bay Chapter of the National Association of Industrial and Office Properties (NAIOP) and the “Outstanding Contribution to the Community” award in the 26th Annual Community Design Awards from the Hillsborough City-County Planning Commission in Tampa. Liberty’s 4631 Woodland Corporate Boulevard building marks the company’s completion of the Woodland Corporate Center. Liberty has developed and leased 19 buildings offering nearly one million square feet of space in the park since 1996.
