Simon Property Group Announces Initial Anchor Lineup at Austin's Arbor Walk

Roster Boasts Popular Retailers The Home Depot, Marshalls, JoAnn Fabrics, DSW and Golf Galaxy

INDIANAPOLIS, IN (July 20, 2006) - Simon Property Group, Inc. (NYSE:SPG), the country's largest owner, developer and manager of high quality retail real estate, announced today an attractive first wave of tenants coming to The Shops at Arbor Walk, its new 450,000-square-foot development in Austin, TX. The Shops at Arbor Walk is located at the southeast corner of Loop 1 (Mopac) and Braker Lane.

The Home Depot, Marshalls, JoAnn Fabrics, DSW Shoe Warehouse and Golf Galaxy are the anchors who have signed leases to come to the project. These stores will all be open in time for the 2006 holiday shopping season. A second phase of store openings is slated to debut in March 2007 including additional "big box" and specialty retailers.

Shoppers looking for fun food options will find many at The Shops at Arbor Walk, including Mimi's Café, Chipotle, Camille's and Chuck E. Cheese's, all of which will be open in time for this year's holiday season.

"The visibility of The Shops at Arbor Walk is tremendous," said Tom Garvey, vice president of development in Simon's community/lifestyle center division. "It has great frontage on Mopac and because of its location, you can get to the Shops at Arbor Walk from anywhere in the Austin market within 15 minutes."

Garvey added that Simon has received tremendous cooperation from both the city of Austin with whom Simon has worked to establish the regional stormwater detention pond at the site and the University of Texas, from which Simon leases the property.

The Shops at Arbor Walk is yet another commitment Simon has made to the retail development of the Greater Austin market. Also under development are the much-anticipated Domain and Domain Crossing projects. The Domain is anchored by Neiman Marcus and Macy's. Simon's other projects in the region include Arboretum at Great Hills, Barton Creek Square, Highland Mall, Lakeline Mall, Lakeline Plaza, and Wolf Ranch in Georgetown. Round Rock Premium Outlets® opens in August.
